Property market value analysis and comparable sales analysis, cash flow and return on investment analysis, neighborhood analysis, preliminary renovation bid, offers & contracts, pictures & video.
1 – 2 Weeks
DURING ESCROW
Attorney review, insurance, inspections, final renovation bid, tenant and investor marketing, permits, utilities, documentation compilation, ARV appraisal, funds deployment.
3 – 4 Weeks
RENOVATION
Electrician, plumber, roofer, carpets, AC & heating, general contractor coordination and bids, renovation completion & re-inspection, pictures & video, marketing.
3 – 4 Weeks
TENANTING
Leasing and Showings, applications, financial & criminal back ground checks, leases, security deposits, lease options, credit repair.
1 – 2 Months
PROPERTY MANAGEMENT
Property management agreements, collections, tenant credit repair, showings, legal & accounting, monthly statements, tenant newsletters, tenant issues
3 Months to 5 Years (depending upon preference)
SALE OF PROPERTY or
BUY & HOLD
COLLECT CASH FLOW! Marketing, leads follow up, development and qualification, purchase and sale contracts, closing escrow, insurance reimbursements, lending coordination.
